FLOOD DETERMINATIONS:

Accurate Flood Determinations are essential to both you and your customer.  Getting an accurate assessment of a floodway location with respect to your property avoids the unnecessary cost of insurance which isn’t needed -- or worse, the possibility of an uninsured flood loss.  Heindel & Noyes provide the most complete and accurate flood zone certification services possible to real estate lenders throughout Vermont, using the latest digital floodway maps, USGS topographic maps, orthophotography, and the best available E911 property addressing.

  • Unlike other companies, we check our results using orthophotos and local knowledge, rather than relying solely on the accuracy of the FEMA maps.
  • Any questions you have with a determination are answered directly by the person who performed it.
  • We offer a Life-of-Loan policy to all our clients. Digital updates from FEMA are checked against past work, and we notify you if there are any changes to our original determination - at no charge.

Level I Floodway Determination: $25.00

Includes 1/2 - 1 mile radius map of subject property and FEMA floodways, with identifying features such as property lines and roadways.

Level II Floodway Determination: $20.00 additional fee

Orthophotography or USGS topographic base map showing subject property and FEMA floodways.
